Statement of Rental Policies
Lakeshore Villa is committed to Drug-Free Housing. The lease agreement prohibits criminal activities, including drug related activity on or near our premises.
A separate rental application must be fully completed, and signed by ALL APPLICANTS (unless married with the same last name) and OCCUPANTS over the age of 18.
All applicants must provide photo identification (state issues Drivers License, Id Card or Matricule), a valid social security card, and a copy of a recent paycheck stub. Should the social security card not be available the social security number must be printed on the payroll check stub.
Residents must have rental history for a minimum of six-months with a verifiable management company or landlord. Rental history from a friend or relative will not be considered established rental history. Home ownership will require proof of mortgage. Any past negative rental will require proof of payment.
Applicants must have a work history of 6 months and net income should be 3 times the amount of monthly rent. Retired applicants will require proof of income.
Family size must be appropriate for the apartment; current guideline is 2 persons per bedroom (infants will not be considered as an occupant until over age of 6 months).
An applicant’s credit report should reflect positive payment history. Applicants with less than positive credit may be considered with additional deposit and / or prepayment of rents at the time of move in.
Once you have been approved & notified of approval, any and all deposits become non-refundable.
$125.00 Admin Fee is non-refundable.
APPLICANTS MAY BE DECLINED OCCUPANCY FOR THE FOLLOWING REASONS
